Building Wealth with Short-Term Loans
How experienced investors use flexible capital to scale faster and transition into long-term rental portfolios.
After Repair Value — or ARV — is one of the most important numbers in real estate investing. It determines how much a property will be worth after renovations are complete, guiding everything from your purchase price to your loan amount and your final profit.
At its core, ARV helps investors and lenders alike understand potential value. The higher your ARV relative to your costs, the greater your potential return on investment.
ARV stands for “After Repair Value.” It refers to the projected market worth of a property after completing all intended renovations. This value serves as the foundation for both loan underwriting and deal analysis.
Hard money lenders like Spruill Capital use ARV to determine how much they can lend on a project — typically up to 70–75% of that final value. This ensures the investor has enough equity in the deal while protecting against market fluctuations.
A solid ARV analysis prevents overpaying for a property or overinvesting in renovations that don’t increase resale value.
The simplest way to calculate ARV is through comparable sales, or “comps.”
Formula:
ARV = (Price per square foot of comps) × (Square footage of subject property)
For example, if similar homes sell for $200 per square foot and your rehabbed property is 1,800 sq. ft., your ARV would be approximately $360,000.
Once you’ve established your ARV, you can back into your purchase and rehab numbers using the 70% rule — a common investor guideline.
Example:
If ARV = $360,000
70% of ARV = $252,000
Subtract rehab costs (say $60,000) → Maximum purchase price should be around $192,000.
This ensures your profit margin remains intact while still allowing room for financing and holding costs.
Always analyze conservatively — if your ARV is slightly lower than expected, your project will still remain profitable.
